We work closely with architecture and design teams early on to define scope of work, budget, and timeline—ensuring alignment at every stage

Alignment

Whether you come to us with complete plans or early sketches that outline approximate square footage and lot details, our first step is a meeting to establish a preliminary budget. If that initial range aligns with your expectations, we move into a pre-construction design phase for a set fee.

Pre-Construction Agreement

This agreement allows us to develop a detailed bid with clear specifications. During this phase, we collaborate closely with the architect, engineers, and design team to ensure your priorities align with the budget before any construction begins.

Process

Once you’re comfortable with the budget and overall plan, we move forward with construction. Throughout the process, we keep you informed every step of the way using our project management software, Jobtread.

The Team

Streamline Custom Builders was founded in 2024 by Mike and Chase Smith, a father-son duo driven by a shared vision to create a homebuilding process that streamlines the build experience for homeowners, giving them greater visibility, flexibility, and satisfaction.

They collaborate closely with Shauna Smith, a three-time “Best Interior Designer” Parade of Homes winner with more than 20 years of experience. Shauna brings a refined touch and elevated expertise to every project. Check out her portfolio HERE.

  • Mike's love for building began in his backyard, crafting multi-story treehouses with his middle school friends. This early interest deepened as he worked alongside his father and uncle in the family construction business, after earning a Bachelor’s degree in Civil and Construction Engineering. 

    For 25 years, Mike specialized in commercial construction, managing large-scale tech fabrication projects worldwide. In 2018, he transitioned to custom home building, joining Arbogast Homes to pursue a more personal and creative endeavor. There, he led luxury residential projects in prestigious communities such as Spanish Oaks, The Reserve on Lake Travis, and The Peninsula at Rough Hollow. 

    Mikes believes commitment to quality, transparency, and strong client relationships is the foundation on which every project must be based.

    Outside of work, Mike enjoys mountain biking and spending time boating on Lake Austin with his family.

  • Since earning his Bachelor’s degree in Construction Management and launching his career in 2017, Chase has applied his technical expertise and passion for efficiency in architectural design and construction to thoughtfully bring each homeowner's vision to life.   

    Before relocating to the Texas Hill Country in 2022, Chase spent three years managing the construction of high-end custom homes in Park City, Utah. This experience honed his ability to build luxury homes that harmonize with unique natural landscapes. His dedication to quality, precision, and collaboration ensures every project is a seamless and rewarding experience.

    Beyond his career, Chase enjoys mountain biking, wakeboarding, and fishing with his young family.

  • Based in Austin, Texas, Shauna Smith Design focuses on high end new construction projects. With over 20 years of experience, she’s had the privilege of working with prestigious high-end builders and architects crafting homes that stand out for their genuine authenticity.
